What Does Each Chimney Repair Involve?

Chimney Repointing

Chimney repointing is the process of raking out deteriorated mortar joints to a minimum depth of 15–20mm and replacing with fresh mortar. On a standard chimney stack, this involves four sides of the stack above roof level plus the flaunching (the mortar bed securing the pots).

The critical element is mortar specification. Victorian and Edwardian chimney stacks in Chippenham town centre, Corsham and Calne require NHL hydraulic lime mortar — the soft historic brick used in this era cannot tolerate OPC cement, which is harder than the brick and causes the brick faces to spall and crack over time. On modern post-1960s brick, flexible polymer-modified mortar is appropriate. We assess and specify correctly for every property.

Lead Reflashing

Lead flashings around the chimney stack where it meets the roof comprise three elements: step flashings (vertical lead strips cut into the mortar courses on the sides of the stack), soakers (horizontal lead sections beneath each tile course), and the apron flashing at the front of the stack. Together these create a watertight junction between the stack and the tile surface.

When lead flashings fail — from thermal cycling fatigue, incorrect original installation, or simply age — water tracks down the stack base and appears as damp on the chimney breast ceiling inside. The common but incorrect response is to apply sealant over the existing lead. This delays the problem by one to three winters. Code 4 lead replacement is the correct and lasting fix.

Flaunching Replacement

Flaunching is the mortar bed formed around chimney pot bases to secure them to the stack top and shed water away from the flue opening. Over decades, flaunching cracks from thermal cycling and freeze-thaw action. Cracked flaunching allows water into the stack, accelerates internal mortar deterioration, and can cause pot instability.

Flaunching replacement is a standalone job that takes half a day per stack. It's one of the more cost-effective chimney maintenance interventions — typically £200–£400 per stack — and prevents water ingress that would otherwise damage the stack top and flue structure.

The Lime Mortar Requirement in Wiltshire's Historic Towns

This is worth understanding before commissioning any chimney work in Chippenham's conservation area, Corsham, Box, Lacock, Bradford-on-Avon or Devizes. Historic brick and stone — pre-1920s construction — requires lime mortar. OPC cement, introduced in the mid-20th century, is significantly harder than the original masonry and causes irreversible damage when used on soft brick or stone: the brick face spalls and breaks away as the harder cement cracks and expands.

We carry NHL 2.5 and 3.5 hydraulic lime as standard for all north Wiltshire chimney visits. We never use cement on historic masonry. A roofer who uses cement on your Victorian Chippenham chimney is causing long-term damage, however good the short-term appearance.

Wiltshire Climate Factors Affecting Chimney Maintenance

Malmesbury's exposed hilltop position makes it the highest-maintenance chimney location in our coverage area — more thermal cycling, more wind loading, more frequent mortar fatigue. We recommend chimney inspection every 5 years on Malmesbury properties with original or older lead flashings.

Melksham and Bradford-on-Avon's Avon Valley moisture accelerates lead corrosion compared to drier chalk ridge locations. Code 5 lead is recommended on exposed or valley-facing stacks in these locations, where standard code 4 can corrode significantly faster than the expected service life.
